Khiva, P.Qoriy Madrassah Bikajon Bika, 220900 Hiva, Horezmskaya oblast, Uzbekistan (in the centre) 🧭 Map
We arrived in the morning and the hotel provided breakfast. The accommodations are in good condition, even considering the old building. It was also great to learn more about the layout of the caravanserai. The front yard, where, we could relax, was also very nice. The location is in front of the west gate of Itchan Kala, making it easy to get back and forth. The owner was very friendly, and if we...
Recommend living in here if visiting Khiva. Strategic location; yummy breakfast with variety of local food and seasonal fruits; affordable price even at peak season; last but not least very very very nice hospitality. The receptionist is very friendly and welcoming. Made my trip pleasant and enjoyable!
We loved everything about this place. If I had known how wonderful it was, I would have stayed an extra night just to enjoy the hotel and its surroundings. The hotel is actually a former madrasah—an Islamic school—founded in the early 1890s. The inner courtyard, where the rooms are located, features a mulberry tree and the space where a pond once stood, offering a glimpse into the building’s original...
This hotel is a true gem! Breakfast is amazing, the room (you sleep in an actual madrassa) is very comfortable, clean and practical. The staff is very nice. I wil definitely come back.
Excellent experience at this hotel - definitely recommend. A comfortable and memorable caravanserai stay. The building and rooms have a simple historic charm. Peaceful inner courtyard with shade and places to sit. Our 'twin room with shower' had two comfortable cute rooms, good beds (which they had combined into a double for us), warm shower, clean bathroom, good air conditioning. Staff were helpful...
When you come to a country like Uzbekistan, this is the type of accommodation for an authentically local hospitality experience in a historically significant building. Originally a girl’s madrasa, the feel of the place is reminiscent of the better Portuguese pousadas, but quintessentially Central Asian in character. We picked this hotel because my cousin had stayed here a few years ago and recommended...

We didn’t have many choices of hotel in the old town because lots were closed for low season. This was a good choice, particularly for the location. Rooms were comfortable and breakfast ok by local standards - a selection of pastries, cold meats and an egg served to you at your table, rather than a buffet. Good coffee.
Very friendly hotel, right in the middle of beautiful Khiva. The weather was very cold at night but the heating was good, my room was always warm. Had both dinner and breakfast at hotel both very good. A special mention to Feruza the reception lady who was always so nice and helpful.
A unique budget but actually a boutique themed hotel right in the heart of the internal city. The gorgeous silk draped cafe is very, very, popular with day time visitors and serves excellent homemade meals and high quality draft beer - we took all our meals here as it was just too good to pass by. Staff are hard working and friendly and stay on to handle breakfast which is good quality and served in...
This is s small, friendly hotel. Not a luxury site but comfortable and in a great location within the old town. The rooms are large with decent bathrooms. There is a pleasant choikhana for outdoor eating. We had a great stay here and would love to return.
The hotel is very well located in the old town, and quiet. The staff are welcoming. The rooms are a little dated but clean. Air conditioning works really well. However, there are no bottles of water in the rooms, no kettle, no safe, and the shower is not very powerful. The towels are scratchy and like cardboard. All breakfast items were cold, even the fried eggs.
Cafe with little cabanas. Try gumma - like a fried meat pastel

I stayed 2 nights on a tour. I am fully satisfied, the cleanliness was excellent, the service and the location were excellent.
It's a nice hotel, but there's no toothbrush or toothpaste, no shower gel. There was no trash can in the room. The Wi-Fi is also very poor, with poor reception in the rooms. The hallway is fine, with plenty of sofas.
Convenient location, great hotel
Simply excellent super👍. I advise everyone and not expensive. 👌
Great staff. Breakfast was varied and brought a lot. The rooms are large. Everything in the hotel is new. Very clean. There is shampoo and soap in the shower. There is a kettle in the room. When we visited, the hotel was almost empty due to the holidays. The location is excellent - train station, amusement park, old town - everything is nearby. You can get to the old town by electric car, but it takes...
On February 23, we were given vouchers to Khiva from work, we arrived at the hotel, we were greeted very well, they gave everyone rooms, at the reception the guy met everyone very politely, explained the routine, the rooms are generally at the highest level, the bed is clean, the rooms are clean, the towels are all clean , very good service, dinner was ordered in the restaurant in the evening and another...

I happened upon this guest house on an early morning walk in Khiva and decided that I needed to stay here at least once before I left. And I'm so glad I did that! What a lovely place to stay, and what lovely people! This was the most comfortable and home-like I felt in my entire trip. At the end of an exhausting day, Khiva Karim Sulton felt like coming back home. The food was incredible, the hosts...
Very good location and nice room. Most of the family doesn't speak English so it can be a bit akward, but they are still friendly despite the language barrier. Curtains were transparent so didn't help with sunlight or car lights at night. You're expeccted to throw toilet paper in the bin. Wifi very unstable. No shower soap or shampoo. Breakfast was nice but not the best in my stay (reheated pasta and...
Lovely family. Bring your appetite as the meals are massive and delicious! Also perfect location means you can take breaks in your room while touring the old town if the heat gets too intense
I was really touched by our experience here. There were many great things - location is fantastic - super close to everything you want to do, but set back in a quieter spot without too much noise, facilities homely - quite simple but perfectly adequate and immaculately clean, with beautiful traditional designs. But the very special touch was the balance struck by our hosts - they were incredibly warm...

Everything is ok.The service was great 🌟✅ Breakfast was amazing 😋 Employees were friendly. A place I can stay again,if I go again 🌍🙌🏻
It’s very close to the old town, it’s right in front of the main gate. It looks very modern and the rooms are good. Good breakfast. The cleaning wasn’t 100% and also it’s way too expensive for what it is. It’s still just a hotel, nothing special so the price was a bit outrageous. Also no mini-fridge in the rooms is a minus in the summer heat, you can’t even have cold water.
Lovely hotel in an excellent location with very friendly and helpful staff. Hotel is basically brand new or recently renovated so everything is really fresh and nice. 2 suggestions will be to put small fridge in each room and to also get a water dispenser. Other than that top notch place and worth the price. It's across the western door entrance of Ichan Kallah so location is second to none.
A boutique hotel fully renovated in beginning of 2025, featuring 17 rooms and a prime location right next to the Ata Darvaza gates of Itchan Kala. Highly recommended for a comfortable stay.

Everything was perfect! Location, kindness, breakfast…We had to leave early and they accommodate our request to have breakfast at 6.30. The position is just the best. There was a beautiful cat too :) We asked also for a guide to learn more about Khiva while strolling around and we didn’t regret it, she was nice - like everyone in Uzbekistan. Thank you! Highly recommended
Comfortable stay in a clean room, great location within the city walls and convenient walk from the main attractions, wholesome breakfast, wonderful hosts. no better way to experience Khiva ◡̈
Very friendly people. Clean comfy rooms. Breakfast is very good. Definitely recommended.
They are very friendly and helpful. The packed breakfast is perfect. The best thing is that the hotel is in the fortress so you don't need to walk long distance to reach Khiva's highlights.
-EPTEP, I*, P+-RI, very convenient. The family is very friendly and hospitable, making our trip a great experience. They also provide Uzbek-style breakfast, which tastes great. I highly recommend everyone to choose this B&B to stay.

This hostel is OK. Great location, the staff are friendly, and the beds are comfortable. However when I woke up for breakfast, no staff were to be seen. The bathroom situation is not great, and there was no hot running water. I could not find any amenities like a kettle, nor was anything offered upon arrival.
The location was very good. Terrace area and the view will give good feel. Breakfast and eating area was awesome. All staffs are smiley faces on all time. I was completely feel safe as I am travelling with family including two kids aging 2 & 4. And they made me check in time flexible to enter very early.
Amazing stay in Khiva. The place is very well situated in front of the main entrance of the town. The hospitality of the family is beyond, owner’s son Shahbos speaks good English. The day tour he arranged for us to the castles, Nukus and Moynak was unforgettable!
Clean, comfortable, outside the old city wall but 50m walk to the west gate. Bed is quite hard, toilet only one (luckily I was the only guest), water/coffee/tea are not provided (as in other guesthouses/hostels).
Very clean, comfortable rooms and good price. Fantastic breakfast on the balcony overlooking the walls of Khiva old city. Shame that there was only one toilet/shower to share between all shared rooms. Made things and bit slow in the morning. Other than that, very nice place to stay in Khiva

It's located about 200 meters from the north gate of Ichan Kala in Khiva. It's very quiet, right in front of a park. The twin rooms are very spacious, about the size of two twin rooms. The hotel's interior is decorated with lovely items throughout. When we ran out of toilet paper at night, the front desk responded relatively quickly. Overall, it's a very good hotel.
Excellent location. Large, comfortable rooms with an oriental style and decor. The staff was incredibly helpful and friendly. The only downside was the poor housekeeping. The closet hadn't been dusted for months.

Really the nicest guesthouse we stayed at in all of Uzbekistan (maybe even all of Central Asia!!). The garden is a true Eden amidst the desert town of Khiva, decorated with hundreds of squashes/gourds, and the rooms are super cosy. This is all topped off by the friendly owner who was happy to help with any requests we had :) thanks so much and we’ll be back!!

We did not stay at the guest house, we booked a tour to see some of the sandcastles. Abdullah offers such tours.
