Beautiful view but poor organization and maintenance

The accommodation is new, located in a new under construction complex, located on the first line by the sea. Fresh bedding, clean but there is room for improvement.

First of all, parking is a challenge, the complex is not completed, so you have to park on the street, finding a parking space can be a lottery. The buildings of the complex are very tall and although there are many elevators, it is a real adventure to manage to go up/down without waiting for many minutes. The reception is on a higher floor, it is in a room that is constantly crowded due to the large number of tourists. Because of this, the check-in process takes a long time. Although I had booked accommodation with breakfast(on Booking), at check-in I was informed that this option was not available and I received a discount that did not reflect the cost initially charged. It was more advantageous to have booked accommodation without breakfast from the start. When I got to the room I found that although the card was inserted in the device the electricity was not working. I went through the tedious procedure of getting to the reception and was explained that the fuses had to be turned off and on again. Something I had to do every time I came back to the room,and the process is not at your finger tips. Also in the room there are certain things that give the impression of improper maintenance such as: sink furniture, shower cabin decoration, the shower hose was coming out due to the water pressure, and many other minor defects. Overall a bad impression, poor service, the only thing that is worth it is the view.

The property is not suitable for accommodation due to constant noise — we couldn’t sleep or relax at all. The furniture is old, uncomfortable, and poorly maintained. The bathroom was very dirty with insects, and the plumbing was terrible with clogged drains. The host made us wait for 4 hours at check-in and asked for extra money beyond what was mentioned in the booking policy. I would not recommend this place at all.

I wish I could give lesser stars. Please don't book apartment/room here unless you have 1 hr to spare everytime you want to use the elevator. And the service is horrible, you would request for something and it might get their attention after you leave the hotel. And forget the sea view, you won't get one. Trust me on this, my experience of the beautiful city of Batumi was ruined by this hotel.

The ONLY dishonest and unpleasant homestay in my entire George trip.

First this is a private apartment listed by individual person, not a proper hotel nor a serviced apartment.

We booked a sea view room ended up got a view facing next door building. Owner refused to give us the room as described and said if we don’t like we can leave. He cancelled my booking on booking.com claiming no show from guest. We had to find a new accommodation at 11:40pm.

Second, horrible check-in experience. Despite asked the owner multiple times, we were never told the exact building (Orbi City has multiple towers), nothing about how to check in until the minute our taxi arrived the Orbi cluster.

Third, bad area for guests who don’t want night life, it’s carnival and night club area so until very late night you sleep with the powerful party DJ music.

Do AVOID this exact listing on booking.com (Orbi City Luxury Aparthotel) since owner is very unwelcoming. Such a shame to the warm hospitality of Georgian.

Those of you ordering from Booking - BEWARE. This is not a single hotel, this is rather a tons of random people ordering their apartments for accommodations. So the experience is very random. For example, we arrived at 6PM and our room wasn’t ready (checkin at the booking was at 1PM). We were sent to one address, then needed to go to a different one, then sent back to the first.. All with bags, kids, and extremely exhausted.
You can’t leave your baggage at the reception, this is a “paid offering”, because this is not a hotel, but all random people.
The quality of apartments is… sad. Mold in the bathroom, kitchen needs a repair, curtains in the bedroom just for a half of the window (and the remaining open part has a all-night blinking lights). Pay cash, no receipt, of course.
Sea view is the only positive thing. But remember? Lottery. You need to be lucky to get apartments on the right side.

Disgrace, no hygiene, no slippers, no napkins, the garbage that came under the name of breakfast smelled like a stink. I saw a continental breakfast like this for the first time in my life, I was in shock 😁, I mean, there were so many good, super excellent comments...

Despite making a reservation and paying, the hotel caused problems. They only let us in at 5 am, saying our money hadn't been refunded and that we should contact the person we rented from. I told them I would call the police, and only then did they let us in. They humiliated us. I will never make a reservation again. I couldn't even get through to their customer service. They treated us disgracefully, refusing to refund the money I had already paid for in the room.
