This hotel is definitely not for those looking to rest: it’s very noisy, the street is busy, and the pool is across the street behind a bar, so we couldn’t really use it
The location is great! a few blocks from the main street, a few blocks from a big supermarket, and a few blocks of the beach. Lots of bars and restaurants nearby. Highly recommendable! And great value for money
We ate in some of the places recommended by Katerina and we were not disappointed. We will definitely be back to visit very soon and will see you in August when we pop over. Thank you again ❤️ Vikki & Adam
The hotel is very close to everything—there are pharmacies, markets, and anything you might need nearby. There is an extra charge for air conditioning, but this was already stated—we just didn’t notice it
As to location it is tucked away from the street, making it easy to work in quiet zone. Friendly and welcoming hosts provided great restaurant recommendations and nearby attraction advice
Katerina (owner) and her family are just the loveliest people and nothing was ever too much trouble, you’d struggle to find a more welcoming hotel with such nice happy people

Had such good chats and really looked after me thank you. Location is great you are right in the heart of Malia but its also a side step away so did not find in noisy but it was the end of the season

The bathroom was a big let down and needs a thorough make over as does the kitchenette area! With a little love and tlc these apartments could be so much better. The pool area was ok although the pools were very cold
Staff were lovely! Really made the place. Angela was so great she just made you feel so welcome around the pool bar gave such good recommendations for places to go especially to eat
Rooms are basic but have all you need. Staff go above and beyond if you need anything. There is a little supermarket just up the road if you need anything
If it’s beauty and luxury you want then please avoid booking but if you can close your eyes to a few things and want somewhere cheap to stay then this is the place

Had a lovely holiday at the Real Palace. We were family with 2 teenage daughters aged 16 and 14. Pool was lovely nice size and warm. Manos was very welcoming when we arrived
We have just come back from this hotel in Malia and what can I say fab hosts couldn’t do enough for us during our stay there, hotel is clean, tidy, great housekeeping, ate there a few times and food was great and plenty of it
His daughter and son were also very friendly. Kostas was so friendly to and chatted to us every evening. Food was freshly prepared every day and was so tasty and healthy. I would highly recommend staying
What an amazing place to holiday. Manos Costa and all the staff are so friendly nothing is to much trouble. A lot of returning guests, you arrive not knowing anybody but leave as friends
This is a vibe hotel but the youngsters didn’t bother us as we were young once and did the same thing after exams

Four of us spent a week here in mid May 2025. Aris, Eleni & Dimitri are good hosts and very welcoming. It's a short walk to the Old Town restaurants, near the shops and bars, but quiet and relaxing
The proprietors were nice and helpful especially the old chap and the younger son. We didnt use the facilities as we prefer the beach, but the pool looked good

I had a really nice time here, rooms are clean and spacious. The bathroom was really modern. I had a view over the pool and the nice blue sea. The people that worked there are really nice and helpful
I haven't stayed in a hotel but I've spent two very nice days on the beach. Sunbeds are for very reasonable price (normal 6€ per set, more comfy one 10€ per set)
This self catering hotel suited us perfectly as it had a great pool which was not busy and it was only a few steps down onto the sandy beach
The hotel delivered what made us choose it: location right in front of the beach, pool, nearby a broad offer of restaurants and other commodities. We were also positively impress by the service minded personnel
We visited for the day to use the sun loungers on the beach. Sun loungers were €12 for two plus parasol. Great quality loungers and luxurious thick and comfy mattresses. Quiet side of Malia beach and great spot

Generally the hotel is quite good for a beach vacation. It has its own private beach, there some rocks to entry the water, but not everywhere, and water is very clean
Breakfast was decent, while dinner offered a wider selection and was quite tasty. The beach itself was not very convenient,there were many corals, which made entering the water uncomfortable
Due to the wind, we lost several days and had to use the pool instead, which was very crowded during that time. The hotel had its own parking
Beautiful hotel, staff were friendly and professional. Food was great, location nice and quiet, easily accessible. We hired a car but not essential. Rooms were clean. Overall wonderful stay!!
However, the one located at its area was quite small, and the other one a bit further away was not very convenient
We are holidaying in this glorious part of Crete in this glorious hotel. The location right on the beach is superb. Staff are so helpful and genuinely friendly. Lunch at pool bars very good too

Great location for family with two young adult boys. On the beach, but also a short walk to the Malia nightlife. Beach, pools, and amenities were very good
Rooms are very clean, personel are nice and food is so tasty. It is not big hotel so everything like restaurant, pools and beach is near (max. I really enjoyed my time there but there is one thing that I didn't like
Very decent hotel; some rooms/apartments are better than others. Our hotel room (main building) was a bit small/dated. Nothing like the pictures :) Also bathroom was old. Safe for valuables costs EUR 4 per day
that’s really beyond what you would expect from a place like this! Especially since it’s ALL inclusive. apparently that doesn’t apply to the safe. Would have loved to see a coffee maker in the room

highly recommended very clean apartments very friendly owner top pool area with a beautiful view of the mountains top location 2-3 minutes walk to the beach and not even half a Minute away form the party street with clubs bars and restaurants
At first we had a room we didn't really like, but after we told the owner (?) about it, we got a really nice and calm room :)
The Hotel has a really nice and cute little garden with a pool and we thoroughly enjoyed the breakfast that was included
Everything in Malia is easily reached by walking from here, it's just a few minutes to the beach and the party part of Malia is right around the corner. There's supermarkets right on the other side of the street
Staff and management were really lovely and very accommodating. Pool was amazing and pool area was very relaxing. Lounge areas around pool were great to sit and relax in the late evening
First of all staff was excellent and kind , rooms was good , great for family and couples . Awesome breakfast meal and love the cocktails drink they made . Lots of restaurants bar and shops

Not quite sure how people can even moan about this distance because the walk to the restaurants with the view in the back makes it even better! The hotel is probably about a 20 minute walk to the beach, the beach is at the bottom of the strip and I was quite shocked at how long the strip actually is
Our hotel for the week In Malia. Excellent and modern place with a nice pool and excellent food! The people that work here are all super nice and are multilingual!
The rooms themselves are modern and spacious with a view of the sea!!! The bathroom was like a wet room, I didn’t actually take a photo of this but only a video, so I will include a screenshot of the video
Unfortunately, my stay at this hotel was incredibly disappointing. While the location seemed promising, the experience was overshadowed by hidden fees and poor customer service
To make matters worse, I was charged an outrageous fee for a tiny makeup mark on a towel—something that any decent hotel would consider normal wear and tear. Some* of the staff were rude and unhelpful
The hotel is all modern aswell, there is a jacuzzi that you can sit in and see the sea from too!

The staff were very helpful on arrival as there was only a double bed & nowhere to sit. They moved us to a room close to pool,restaurant etc. We quickly realised we were the only British there & the resort was 90% German
Nice place to relax and sings the has 3 swimming pools bars are close by for entertainment. Has a bar and restaurant on site
We stayed here in August as a family of four and absolutely loved it! The rooms were spotless and comfortable, the breakfast was delicious, and the staff went above and beyond to make us feel at home
All inclusive isn't really,Beer definitely not Grolsh in a small glass or plastic cup;box standard wine. or cheap Brandy (watered down) Ouzo or Raki self service cold drinks (non branded) Everything else is charged

The staff are friendly and always ready to help with any questions or issues. Within just a 5 to 10 minute walk, you’ll find the old town of Malia, with plenty of restaurants and shops
Also, there is a supermarket within a 300-meter walk. The hotel is located on the edge of Malia, close to the highway, but without any noise from it
There is also a spacious parking area, which is very handy if you want to explore Crete with a rental car

My first impressions were the extremely well kept, immaculate grounds and the beautiful pool area surrounded by palm trees and a variety of sunbeds and cabana beds with calming background music
An even bigger highlight for us was Nisos Beach, where we spent most of our time because of how amazing the staff were. They made us feel so comfortable and ensured we always had a great time

We have just stayed at Parthenis beach suits and it was perfect. A group of 13 of us with mixed ages from 19 to 63 and everyone loved the place. Accommodation great, the beds are so comfortable
Great place to stay infront of the beach with beach umbrellas. Rooms are clean and have possible small cooking facilities. They clean the rooms everyday. People are welcoming and friendly
There are 2 hotels Parthenis, one is by the sea and the other one is not, so pay attention which one do you reserve. We made our reservation straight from their web site

We were a 5 minute walk to the old town which looked so nice though I didn’t get to eat there unfortunately and the main strip was a 10-15 minute walk which wasn’t bad for us as a family
Could do with a microwave in them. Was disappointed though as no indoor table to eat dinner etc. when asked the staff why as every room said table n chairs provided. I was told to take the patio one indoors
We really enjoyed our stay here. The rooms were nice and were clean, someone came in every day to clean and give fresh towels etc. The pool and gardens were very well kept with plenty of sunbeds
It’s set in a great location for exploring the old town, and Approx 15 walk to the strip and a little further to beach. A great base for easy bus routes to other must see destinations as well
Location is good but it's quite a long walk down to the beach but the old town with loads of lovely restaurants and bars are just a few minutes walk
The location is great if you want be close to the old town of Malia, the strip and beach is a 15/20 min walk. However we mainly stayed in the old town which was beautiful and traditional

I do feel my opinion may slightly change in the height of the season, but going at the beginning of September proved a great choice. We stayed in one of their junior suites (room 800) and the three of us loved it
Welcoming, clean and comfortable. Ideal for exploring Malia and the rest of Crete. Tucked away in the old town, but close enough to supermarkets, restaurants, shops etc. please be aware, the old town only has restaurants
We were expecting lots of shops and alleys like other parts of Crete. It was different yet full of charm. The food is absolutely delicious and the menu has lots to offer. The chef is a real asset to Sarpidon
We would also highly recommend the restaurant closest to Sarpidon. Traditional Cretan cuisine and lovely atmosphere. Dora and Lucy are regularly mentioned in other reviews and we appreciate why
Both are loyal, committed members of staff who make you feel very welcome. Dora looked out for my 16 year old daughter while she studied by the pool. Much appreciated:) Advice - get a car and explore Crete

I came home early hours of this morning and I had the best time here. i was so relaxed and chilled here. The family will do anything to help you. i had a walk to the main beach,which took me 30 minutes walking
there is lots of shops on the way down and places to eat and drink. i got a taxi to potamos beach,which is beautiful. All in all I'd definitely go back
Had booked happy days for a break and after reading some of the reviews was wondering what I had done 😱 well I had booked a brilliant stay at a lovely hotel where the room was immaculate ,spotless , had everything you could need including booklet in several languages explaining the rules and other things about hotel
I can see why they ask everyone to be quiet on balcony's after 11pm as some people do go to bed early and want to sleep without being disturbed. It's in an ideal spot 10 minute stroll away from the strip
If you want to interact just go to bar, quiet time no problems, well looked after and the best thing I can say, looking forward going back there
Staff were lovely food amazing and cocktails 🍸 good and everything so cheap. 8euro for a pawnstar Martini 4 for large draft beer 🍺

Theoni appartments is a walking distance to the old village, main strip, bus stop, shops, supermarkets and restaurants. We even just walk to go to the beaches

About a 5 minute walk to the shop which is fine, although quite difficult in the midday sun- would suggest going for the daily shopping run, or in our case the daily pre-lash of drinks run, until late evening
If you don't want loud pounding music playing 24/7, this is the best hotel i'd recommend in Malia! Would definitely go back!
