Let's start with the positives: for the price, it's pretty good. The location is excellent, just a 7-minute walk from Kyoto Station, only two streets away, and right next to Yodobashi. The room amenities are all there, and the front desk staff are friendly. Now for the negatives: the bathroom is very small, the shower is extremely low, the electrical equipment is outdated, and it's a bit noisy.
First off, the location is super convenient, just a 5-minute walk from Kyoto Station. The facilities are comprehensive, with a washing machine, fridge, and microwave. You can even see the tip of Kyoto Tower from the window! Every day when we returned, we were greeted warmly, and the environment and cleanliness were both excellent.
The Wi-Fi wasn't great, but the room itself was quite spacious. The facilities were a bit old but still functional. The front desk staff could speak a little Chinese and were pretty friendly and helpful.

It also had a small pantry with a microwave, kettle, sink, and mini fridge. Super comfy for our group! Our room was at 7th floor and there is an elevator to go up. The location was great — only 200m to Sain and Saiin stations, and about 3.5km to Gion...
It is a little far from the center, but we had a nice stay, the owner is a kind person, and he even borrowed the umbrellas in the rainy days.
Nice big space with big beds. Great shower pressure. Close to transit, but not a lot of restaurant picks. You will be travelling to tourist sites. Very clean. No view.
There were cockroaches. The room was spacious and comfortable for six people.
Staff was very friendly and helpful. Note it looks like a small takeout restaurant when you look in the door, but there is a wooden sign out front that says guesthouse in small letters. Each floor is a separate room. Good WiFi. Many small paid parking lots within a block of the property. Many restaurants nearby.
