Tulum, FRAC. TANKAH III No. MZA 3 LOTE 35 🧭 Map
We had a really lovely stay here for the last couple of days of our trip to Mexico. The hotel is peaceful and quiet, with a gorgeous view, good-sized rooms and very comfortable beds. It is a little dated in places, but overall it is very comfortable and the property itself is beautiful. The private beach and dock area are perfect, and the two pools were a real highlight.
Service at the restaurant...
This hotel was a beautiful, quiet oasis. The staff was wonderful, our bed was super comfortable and it felt more like a private condo than a hotel. If the big, all-inclusive hotels are too touristy for you, this could be a great choice.
We felt very safe here, the hotel is on a private road with a guard shack so limited traffic and easy to walk along daily. There's a beautiful cenote just a few minutes...
The rooms were very spacious and comfortable- it was tough at times to contact the resort via **********, so when I switched to direct communication it was better. The restaurant was good, and the spa was on their nearby sister property that was amazing. It would have been nice to get details on the neighborhood Cenote before visiting to be prepared.
The private beach and dock with hammocks were heavenly. Entire hotel was beautifully decorated in modern, neutral tones. Our room had the most incredible view of the beach.
Some of the staff was nice to us but
We didn’t get to swim as the beach was rocky and it was windy. The hotel shouldn’t be advertised as boutique luxury- they tried but it’s moldy, dirty and half of the time we didn’t get our room cleaned or had to ask to towels if we were gone the whole day- nobody would come in. They are low on staff- there were days when no chef at the restaurant and no food items...
The setting is beautiful but everything else felt a bit run down and a bit stingy. I think expectations re showers should be managed upfront. In some rooms the water is tepid, in others it’s cold.

I loved this hotel! Perfect location. Rooms are clean and staff is friendly.
Amazing service and beautiful place
The staff was so friendly and helpful, and the hotel is in a great location. I loved almost everything about this hotel except the bathroom. The shower was very small and the shower door opened inwards, making it very uncomfortable to get in (and I’m a pretty small person). Also, there’s not a lot of space for storage. This room would be fine for someone traveling solo, but difficult for two people...
Amazing hotel with small flaws, best staff
My wife and i stayed at this hotel for 5 nights. Our goal was to be in the center and walking distance to many great places and restaurants in Oaxaca Centro.
I have to say, that we were so happy with this hotel. It is perfect located. 2 minutes from the main plaza (zocalo), 3 minutes from the mercados, and walking distance from many great restaurants. You...
Wonderful everyone at the property was over and beyond polite; we are definitely coming back.
We just arrived home after a few days in this wonderful hotel. We travel to Oaxaca quite often to see family and usually stay in Reforma because it's much quieter than centro. A friend had credits that had to be used and gifted them to us for this hotel. I was slightly worried about noise before we checked in but there was none and it was fantastic. The employees are super kind and helpful and the...

Interesting architecture and art.
Unique although not practical or comfortable compared to more mainstream hotels.
Definitely a no if you have kids, pets or disabilities.
The rooms are nice. The staff is lazy. They don’t respond when asked for something. The rooms don’t have hair dryers or Irons. You must call down for them and the wait take forever!
Great Hotel in GDL, Its always so nice to stay at Demetria.
Trendy boutique hotel, Clean room , modern ,
Good location
Great location, decent stay
The hotel is in an excellent location, just a couple of blocks from Ave Chapultepec, where many restaurants, bars, and convenience stores are located. The staff was very accommodating, speaking enough English to have a decent conversation. Our room was nice and spacious, overlooking the street. Our bed was comfortable; however, it had a noticeable dip in it. The shower had...

Staff is great, clean nice and good located
This is perfect for a clean and quiet stay. The staff is helpful and friendly. The service began even before I checked in with a personal text. Great option.
Nice and quiet place, walking distance to main square
Very lovely staff and hotel. Room was comfortable, if a bit small, but quiet, overall. Compliments to Pedro at breakfast for excellent food and friendly service-thank you. We would return if staying in Merida and did not require a pool onsite.

A Hidden Gem in Tulum – Pure Relaxation
Alea Tulum is an absolute dream. From the moment you arrive, the peaceful atmosphere and stunning beachfront set the tone for a perfect stay. The hotel is beautifully designed — boutique, intimate, and surrounded by nature — making it ideal for anyone looking to unwind and disconnect.
The rooms are spacious, spotlessly clean, and thoughtfully styled with natural...
We did not stay at Alea but at Nerea a sister property. Nerea is amazing, the grounds are beautiful, the rooms are amazing, and the drinks were excellent! The staff were wonderful!! Thank you Sergio and Jesus!! We hope to see you again soon!
Unfortunately, we didn't get a room at the Alea Hotel. Upon arrival, the hotel was empty and clearly unoccupied. There was no one to talk to or any sign on site. We tried for an hour to get in touch. Eventually, someone from the neighboring hotel came. We checked in there. The room was a bit smaller, without a TV, and not directly on the beach as booked. The walk from the main road is a disaster. Staffs there were so nice, very good location to hang out in downtown Tulum! Good cocktails and breakfast, very recommend!
Really wonderful place! The rooftop pool area is really nice and the food and drinks they serve there are top-tier. Staff was super friendly and the place feels very professionally run (super clean, comfortable bed, etc). Wouldn't look anywhere else on a second trip here.
This was such a wonderful experience we missed a day at this beautiful hotel and they were kind enough to give us dinner on the house . The artwork inside is stu
A magical hotel with exceptional kindness shown by everyone who works there.
Fab central location among street art, excellent WiFi, superb aircon and showers, and enchanted rooftop pool with restaurant. One would be fortunate to get a room here. Thank you to Ricardo, Evelyn, Annie, and all the amazing staff members
Beautiful hotel and lovely people.
All the crew was very kind, attentive to every detail and helpful with everything I needed,
Felt almost like Home 🤗
Will definitely come back.
Thank you all for making my stay special.
I cannot say enough about the staff at Layla! Ricardo and his team make you feel so special and catered to. Everything we ordered on the menu was absolutely delicious and drinks are amazing! The only thing that could make this hotel better is if it were on the beach. But! The sister hotel that is on the beach is available to visit and they make you feel like royalty as well!

Beautiful rooms and lobby’s in the hotel. Main complaint would be about maintenance around the pools, furniture and curtains not kept very clean
Very nice, spacious and beautiful hotel with friendly and helpful service, convenient free parking and close to many food option.
The property is beautiful. Great location. It was very walkable. There was no communication from the staff in regards to the electricity going off at night for a few hours and no hot water at night. There were no phones in the rooms or refrigerator.
The luxurious hospitality and experience you are looking for in a capital city.
Viva la Mexico.

Excellent staff Good continental breakfast Clean room Great location for Merida Centro Great stay!
I had the loveliest stay at Decu. The hospitality experience was amazing, with an incredibly welcoming and friendly staff. Very tranquil and in a walkable neighborhood.
This is such a beautiful property. The place is pristine, the bed and pillows super comfortable and lets talked about the staff, just wow. Super attentive, accommodative, always with a smile. We are vegan and their menu didn’t have vegan options so we opted for buying some fridge food and make our leaves dinner, they warmed the food for us, no if it buts about it. We had THE best experience
Warm and attentive service, clean and aesthetically pleasing environment.

The staff are great, top of the line service. Great amenities,Great food and everything is very. Will stay there again in my next tulum vacation
Last year there was yoga, Ice Bath included and this year we paid! I went back for the experience. Two negative points are the shower and salt water and breakfast starts at 8:00 if you wake up early like me there is no coffee to serve really they only serve it at 8:01. But the staff who serve on the beach are kind the cleaning is good and the second time I loved it the first time this time there were...
My husband and I absolutely loved our stay at hotel panamera! The pool was stunning and the beach was beautiful! The food and service was superb! Especially loved my service with David, was was amazing! Highly recommend hotel panamera for your tulum trip if you are looking for a hotel in the hotel zone!
We absolutely loved our stay at this hotel. The staff was so wondurfull, attention to details all the time, recognized us everyday, always there for us.
The only comment I would add, is that the rooms could have a few extra hooks and shelves tor toiletries and to hang our wet bathing suits!!! But that's really the only thing....
Exactly what we were looking for. Lovely boutique hotel with a fantastic beach and excellent staff. Small, quiet, low key. Walkable to shops, spas and restaurants. Could not have been better.
Hotel Panamera is such a gem on Tulum Beach. The design is beautiful—the checkered pool is a total highlight—and the rooms are cozy and stylish. The food is amazing (the tacos are a must-try), and the rooftop bar is perfect for sunsets. I loved the daily yoga and the chill but vibrant vibe. We absolutely loved the hotel! You walk up the entrance of the hotel and it's open to the ocean, great breeze coming off the water, beautiful hotel! Great staff, very, very comfortable king sized bed. Slept very well! Very quaint hotel that was close to a couple of restaurants, which were phenomenal. We will definitely be back.
Top notch service
Picturesque hotel I booked it for my photoshoot. Location is in a more remote part of Tulum not the most accessible but on the upside food was more reasonabley priced than other hotels. The Customer service was above & beyond.
Oceanfront with piers accessible to guests. Beautiful, clean swimming pool with hanging chairs and waterfall. Clean spacious rooms. Breakfast included. Restaurant on-site with delicious food. Massage service on-site. I highly recommend the massage.
Amazing experience friendly staff beautiful view breakfast was ok but pool was astonishing. Fre Kayak and snorkeling equipment are big added values. Enjoy your travel to this beautiful place. Also the tours they recommend are very good.

Passing through for two nights, on a fairly quiet street, just behind the ADO station. Spacious room, minimalist decor. Pleasant little garden and pool. No breakfast on site, but a good place nearby: La Fournée.
This is a very clean and just beautiful hotel. Air conditioning and ceiling fans for the hot months. The staff is so nice and helpful. It’s so close to the main ***** and the ADO station is just across the street. I would definitely recommend this hotel!
Comfortable, functional, and high-quality facilities. Professional service. Unbeatable location, right behind the bus station in the heart of Tulum. It allows you to stroll around and be close to places to experience the essence and cuisine of Tulum.
We cannot praise the Kante Hotel team enough for their kindness and hospitality. We had arrived after a long bus journey from Chetumal and received a warm welcome from Omar who also suggested places to eat and how to arrange trips to the Cenotes and Archeological zone of Tulum. Unfortunately one of our family members was suffering from food poisoning from Chetumal and by the following morning was...
Located around the corner from the Ado bus station, this boutique hotel is perfect for resting after a long day of activities. The room is very old and only has very basic furniture inside. There was even. No chair in our room until we asked. The reception is difficult to communicate in English .
Nice simple no-frills hotel, but please note that if you want to go to the beach club, you will need very early reservation as it is full and only available in the morning
The Location is the only plus here, the check in process was horrible. The stress of the holidays and the inconsistencies of booking errors made us feel on the edge the entire stay. No fridge on the rooms when we secured one for the price, the downgrades gave no refunds or gratuities. When asked to be transferred, they said no straight away and when we start to be firm they wanted us to vacate the...
The service was mediocre, a bit arrogant, and overly focused on business rather than guest experience. I wouldn't recommend coming here if you can avoid it.
There was a bit of a language barrier. However, the facilities were amazing and the location was right next to a big mall with a supermarket, food court, cinema, and a few stores. The breakfast was buffet style with custom omelettes, and the pool was great too.
The hotel is located in the city center, with a large shopping mall within walking distance. There's also a night market nearby, perfect for experiencing local night market culture. It's also easy to get a taxi to the hotel area.

The room had a mold issue with the closet having a very strong smell and the bathroom have spots on the ceiling and poor patching from previous repair attempts.

Beautiful small hotel right off Parque Mexico in Condesa. Had to book it last minute after a disaster at a rental apartment, and was thrilled in every way - the location, the property, the front desk staff, the room. Saved my birthday weekend.
Here’s some things that I think you can improve on. When is that the patio door should have a screen on it. The mosquitoes were hard to deal with no luggage racks in the room until we asked for it and had to fight to get a second one there was some kind of a pump that started out working in the morning And was hard to sleep. we spent $1200 and you only give us two coffees A pencil and a piece of paper...

Was our first time in Tulum and had the most wonderful experience.
The staff was incredibly friendly and helpful and the room was absolute paradise. This was the first vacation stay that I wasn't ready to come home from. Will 100% recommend.

Our stay at Delek was perfect from start to finish. The hotel knew straight away we were in Tulum to celebrate my birthday and went above and beyond to accommodate and celebrate us.
