Location, 10 minute walk to the beach but the hotel runs a bus service at 10am every morning.
Taxis are available from the hotel, we found these very helpful and cheap and would offer to wait for you to return to the hotel at no extra cost.
The spa offered a load of treatments and a Aloe Vera massage after too much sun is highly recommended. My wife had a full set of nails which she was so pleased with.
Overall we had the best stay at Access Resort and Villas.
The rooms are very comfortable (we stayed in two different rooms during our three week stay) and the whole hotel has a quiet vibe where you can really relax and enjoy your vacation.
The restaurant serves good food, and both breakfast and dinner is good. I love the egg-stand where a chef makes your eggs (and bacon) to order.
Super nice and friendly staff that always does their very best to help you. I would not hesitate to stay here again.
Down to the beach is a 15-20 minute walk, or 2-300 baht with a taxi. You can also rent scooters at the hotel.

From the moment you walk in you are greeted by the most beautiful staff with broad smiles. Even though some staff has changed over the past 8 years, the new staff are just as lovely and welcoming.
We have been staying in the Blue Wing which has recently undergone an extensive upgrade. The rooms have been modernised and lightened up with more of a beach vibe. The biggest improvement is to the pool which has been retiled, the water looks so clear and inviting. The access from your room is now much easier with steps leading into the pool and wide benches to sit on and relax along one side.
The food as always is so amazing. We have ordered room service by gondola boat a few times and really enjoyed the beef cheeseburgers and Thai beef salad. The breakfast buffet is among the best we've had in over 10 months of travel. The eggs are made to order and there is so much more to choose from.
The spa facilities are great value for money, I enjoyed a 60 minute aroma massage plus 30 minute facial for around AUD40 which is an absolute bargain. The skill of the therapist was amazing, believe me I've had a lot of massages travelling around south east asia for the past 10 months.
We can highly recommend this resort, there is a reason we keep coming back and look forward to our next stay.
If you're on a tight budget, this is the place.
It's in a good location.
Not far from the beach if you were walking and the hotel does do a twice daily shuttle bus.
As you walk out onto the main road there are plenty of shops and restaurants in both directions.
What we found here is the food, drink and money exchange was the best we had found on our Thailand trip.
The Hotel is clean and presentable.
Staff are very friendly and welcoming.
My only real gripe is that as a non smoker, smoking was allowed to happen around the outside food eating area.
If I was to return to Thailand, I would use this hotel as a base whilst in the area.
I'll start with the positives, as there are far less than the negatives...
Good location in Karon, quiet and only 15 minute max walk from the beach, but far enough to be away from the chaos of the town.
Staff extremely friendly, although not many good English speakers, but we got by, no problems.
Public area's/ gardens/ pools, very clean
Now the not so good points...
This hotel is very, very tired & unloved.
We booked a pool access Blue Wing room.
1st thing we noticed was the AC didn't work, it was just a very noisy unit in the ceiling doing nothing but blowing warm air around,
2nd thing, bathroom unclean, mould on window frames, scum around the very dated suite/ taps/ shower enclosure.
Key card had to be in for the power/AC but no 2nd key and option (meant to be 5 star)

We went to reception, to find another couple muttering similar complaints & looking for another hotel.
We were offered & shown another room, sadly exactly the same, possibly 1° or 2° cooler but still tired & dated
The manager apologised & took us to a suite, with very cold AC, private pool AND a spare power key, so we accepted.
Breakfast..... Exactly the same basic/ limited offering in the same order.... 9 mornings in a row.
Up-sell was very prominent... Proper coffee with breakfast, chargeable
Ice bucket for the room, chargeable
We didn't eat for lunch or dinner so we can't comment on this.
As we came back in 1 evening, the entertainment was so dreadful, the singer was singing to herself, the other nights was not much better.
The beds were unbelievably hard.
Although our room should have been a lot more money than we paid for our original room it still had lights hanging out the ceiling, pool area again very tired, but was a lot better than the 1st 2 offerings.
We are pretty well travelled & my wife works in a 5 star hotel in the UK, but we appreciate that standards can vary from country to country, but honestly, I've been very generous to give 3 stars.

Very welcoming and helpful on arrival and so helpful after we had made a mistake on booking dates.
First 2 nights we had a cat stuck above our rooms, staff were unable to get it down :( but we were moved.
Rooms were beautiful, they are not brand new but this is what I loved. I thought the bed waa going to be uncomfortable as a bit hard but surprisingly we have slept so well. Great aircon! Complimentary water daily, coffee and tea. No microwave but who needs one when food is so cheap!
Best part of room was the pool out our back door! Always very clean and you can walk from room (170) to the swim up bar through the pool, where we had a great time with the beautiful bar staff and they let us play own tunes through speaker.
Room service: OMG through the day they actually bring your items to you by canoe! I love this!
Breakfast: Not a great deal of options but it's enough and when included in price I can't complain.
Dinner: It was ok when we didn't want to leave.
Location: I walked into Karon Beach yesterday, was great looking at the sites, in and out of shops and great opportunity for some pics. 7/11 was a 2 minute walk and plenty of great eateries at cheap prices. Massage on site but also a great massage 1 minute walk away.
