Location: 45 km from the airport of Phuket, on Kata beach.
Consists of two 2-storey buildings and fifteen 2-storey cottages.
Only 63 rooms.
Beach: public sandy beach, 500 m from the hotel (2 coastline). Towels are free of charge. Between the hotel and the beach road runs.

The room is very outdated. AC is loud and runs nonstop. Lots of noise from the road. Very sketchy alley to the room. The bathroom door is missing about a foot at the bottom, very odd. The furniture is old and smelly. This place is nothing like the photos. Everything is old and run down, falling apart.
Probably the worst hotel I ever stayed in.
The breakfast is not good, hardly any food options at all and you have to ask for eggs and meat, which the staff will give out. Also they did not cook the eggs well, they were still runny and raw.
Avoid this hotel or you too will be very dissatisfied.
It was over $3000 Bht a night and not worth it.
If you're looking to ruin your holiday, feel miserable, and experience the worst “resort” imaginable, congratulations! You’ve found it.
This place is a complete scam. Honestly, it looks more like the set of a horror movie than a place anyone should be staying. Think abandoned hospital vibes. And as someone who calls Thailand home, I’m embarrassed this place exists here. It’s a total disgrace.
We booked for 5 nights but couldn’t last even 5 minutes. There were no alternatives offered, no apology, nothing. We had no choice but to leave immediately, and judging by the staff's lack of surprise, this clearly isn’t the first time someone’s walked out.
Here’s just a glimpse of what we experienced:
Pitch black hallways: When we asked about the lack of lighting, a receptionist just shrugged and said, “Yes, no lights… so?”
Disgusting room: Stained sheets, ancient appliances, a fridge and A/C that look like museum pieces, and the remote doesn’t even show the temperature.
Filthy bathroom: Honestly, public toilets are cleaner.
If we had seen the actual condition of this room online, there is NO chance we would have booked it.
Well. First, the good. The hotel location is excellent - 7 minutes to Karon Beach and 10 minutes to Kata Beach. The hotel is slightly on a hill, but the walk is comfortable. The hotel grounds are large by Thai standards, green, with lots of beautiful flowers, a pond with fish, and gazebos. This must have been a beautiful hotel once...
The air conditioning worked well and was quiet.
The room (mini-suite) was large, you could even see the sea.
That's probably where the positives end.
The entire hotel consists of dozens of steps that you need to climb to get to your room. If you book a mini-suite, be prepared for a long climb from the reception. It's not easy in the heat and is probably only suitable for young and healthy people without problems with the musculoskeletal system and without children.
The rooms are very old. Everything is falling apart. Dirty! They seem to clean and change towels, but the plumbing is dirty, the mirror is covered in spit, the kitchen is just awful. I washed what I could myself, but it didn't help much. There are no mosquito nets on the windows, but it seems there were no mosquitoes.
The hotel grounds are poorly cleaned. I saw trash in two gazebos - they only removed it on the third day. Part of the hotel is abandoned.
Leaves are floating in the pools, we didn't dare to swim there.
The reception solves tourists' problems "in a haphazard manner", they want money for everything.
The breakfast in the restaurant is average, but, in general, you won't go hungry: they make an omelet/fried eggs, there are tomatoes, cucumbers, salad, fruit - watermelon and pineapple, yogurt, pie, toast, bacon, potatoes, something hot. The tea is terrible - brewed from a bag. The cleanliness, flies and birds raise questions. But this is Asia, so we take a philosophical approach here.
There are problems with the water - the water does not switch to the shower head, you have to drain the water for a long time to get hot water. One day there was no water at all, but they seemed to fix it quickly.
Overall, the hotel is not worth its money at all. The owners and management do not care about tourists, they do not want to invest money in staff and repairs.
One main pool gets all the use and is fine, the others can be used but as they don’t get much use they can appear slightly neglected by the staff.
We had a room close to the front which was helpful as it is quite a large property.
A few small issues we experienced, door handle would fall off for one, and the housekeeping would sometimes knock before checkout time.

The first room was nice, upstairs, lots of greenery and lots of stairs.
It was too far for me, so we changed to a room near the pool. No view but newer.
The pool is nice. Sufficient loungers.
The breakfast is ok. Could be better@ But it's ok.
The restaurant is extremely overpriced. And not very good. Always almost empty.
The location between Kata and Karon is great.
