The shower water pressure is a bit low, so it's not very refreshing

Advantages: The hotel is in a good location and easy to find. There are microwave ovens and induction cookers, which are very convenient for heating water. This is the dirtiest hotel I have ever stayed in

And although not the fault of the establishment, our neighbors were slamming the door shut on our first night there until like 3am so that was annoying, but again thats not really the fault of the place

There are pots and pans for simple cooking, and a coffee machine but no coffee is provided. It's close to the beach and you can watch the sunrise. You can go directly back to your room to shower after swimming

After living there for two days, no one came to clean the house. The toilet paper in the bathroom was gone and no more was provided. The hotel does not provide parking spaces. It is a headache every time I park

There are many small insects crawling on the kitchen counter and some in the bathroom. After living there for a day, I feel itchy all over. I don’t know if it is a psychological effect

We were blown away by our stay. Clean, huge room with a kitchen and spacey closet. Staff were kind enough to put an actual mattress on our sofa bed so we could be more comfortable. Great location right on South Beach

I recently stayed at Lincoln Arms Suites and ended up extending my trip by an extra day after my flight was canceled. The location is unbeatable—just a short walk to the beach, restaurants, and shops in South Beach

Great Stay – Spacious Room & Excellent Location! We had a great experience at this hotel. The room was surprisingly spacious and came with a fully equipped kitchen, including a microwave, stove, cooking utensils

The location is fantastic — very close to Miami Beach and surrounded by lots of great restaurants, including a delicious Mexican place just around the corner. The staff were also very friendly and helpful

The suite was spacious, clean, and equipped with a kitchen, which made the unexpected extra day much easier. Staff were friendly and accommodating, making check-in and check-out smooth

The room was mostly clean, with the exception of some of a former guest's hair in the dryer.

No transportation shuttle available to get to the other additional hotel sites which i thought was ridiculous. Had to walk in thunderstorm rain to get to Beachside location at 8320 after checking in at Seaside

No Parking, had to park a block away from room so I was on the edge worrying that my car was going to be towed or broken into. I will not book another stay with this hotel due to the no parking availability

Didn’t like that the check in place was 6 blocks away and you do not know until check in so if you are taking an Uber and have bags it’s a major inconvenience

Apartment was spacious and clean and the location really made this place

Hotel provide beach towels and 2 folding chairs per room. Complementary coffee in the lobby you can enjoy on the hotel terrace. Shower is available at the pool area

My Room was pretty comfy, bed was excellent, but also a bit noisy when it comes to drunk people by the pool. No elevator can be a problem too if you are charged and breakfast is not located in the hotel itself

Regarding the pool, i don't even tried it, it was literally useless, and the floor all around the area was dirty like if it was rusty. Karsher needs maybe ? Anyways, It needs a real update

I would definitely stay here again and highly recommend it to anyone looking for great service and an unbeatable location! A special thanks to the guy who stays overnight because he helped me to carry all my bags at 5:30am

The location of this hotel is amazing. Short walking distance to everything (beach, shopping, food, etc). The staff is extremely friendly and have been very accommodating. The restaurant downstairs also has awesome food.

We wish that hotel staff is on site over night instead leaving the hotel unattended overnight from 12 am-8 am for guest safety. Overall experience is fantastic because of amazing hotel reception team

There was no ice on site which was just an inconvenience, but the front desk pointed us to one we could access nearby. The location was perfect and while we did not require much, the front desk was friendly and helpful

The room included a kitchen area, and everything was updated nicely. Bed was perfect memory foam. Parking is best across the street at public park 1$ per hour free after 11 and before 10 a.m. check in and out was easy.

The room was very clean, plenty of space to relax. There were no face clothes, and while the shower worked well, it took a minute to figure out the temperature

Restaurants, Bars and Shops are a 5-minute walk away, so is the beach! Due to the Location, big and clean room, very friendly personal and a very fair rate, we can highly recommend this Hotel!

The only thing We have to say is about the loud music night lately, after 11pm. Its located near to south beach. There is towels and 2 chairs to use in the beach. Water, hot tea and coffee all the day in the lobby

This hotel was all we needed for a few nights. One block from the beach and all the restaurants. The hotel was on the main strip where all the great stores I love to shop

I checked in around 12 am and the staff at the front desk gave us the late check out for free. They were so friendly and it was great to stay !

We were having hot plate when asked it and thanks for that, however kettle would be more fire friendly and faster to use for boiling water for coffee. Roomservice did great job, Breakfast were great for price of room

The little hotel sits back off the street behind the Cafe Bastille. We arrived earlier than expected but Jessica was able to store our luggage while we explored the area and expedited our rooms to accommodate us

Jessica who was the front desk clerk was very informative on which restaurants had great food and discounts. Our overall experience was great and we will be back next year

You can park overnight for $20 at a city garage across the street or use valet for $45. Rooms are not small but not large. Microwave is shared and located on 1st floor

The room had been updated and was colorful and inviting. Miami South Beach was just a short 2 block walk with plenty of restaurants in the area

Had to put towels on the vents and touch the DISGUSTING vent grates and open the door and let the outside air warm up the room just to be able to sleep at night which was kind of sketchy because all of the patios are connected

There is everything you need here. I love the blue lighting outside on the patio, the cute little palm leaf kitchen mat, the TV swivels, they even have a little vanity mirror that lights up to do your make up

I have just checked in it’s only day one but everything looks exactly what I had hoped for I especially love the flooring and the fact that it has a kitchen so I’m able to make home-cooked meals

The suites are spacious (dated), the staff friendly,efficient and helpful, the location is fantastic (great beach & pool), the bar type chairs are not very comfortable to have to sit through a meal on and the Bed and pillows need very much to be upgraded

Older hotel but most of the building in the area already are. My room was facing the street. Pool and beach are right there. Lots of restaurants near the hotel

This place is in a good spot if you don't like too much "traffic" around. Has good eateries, shopping and bars aroind. Beach is steps from property. Ana was very nice and extremely helpful.

Everything was great. The hotel is clean, at a great location, and has beach chair services, but the pros are it’s very old and no actual parking for the guests.

The rooms are a little on the small side but modern and clean. On my bad thing is that the rooms inside the main part you can hear everything from your room

Vanessa checked us in and gave a great tour of the Boutique Hotel and even generously upgraded our room to a suite. The hotel is excellently located just adjacent to a beautiful beach and an upscale shopping center

Sun Harbour Hotel is a fantastic find. The location is unbeatable — quiet, safe, and beautifully situated by the beach , great restaurants, and shopping. It’s the perfect balance of peaceful and convenient

This place was such a gem of a find! We cooked, walked to the beach (they had beach chairs and umbrellas to borrow), went out to restaurants a couple of times, soaked in the heated pool, rented Citi bikes from a nearby kiosk

Excellent location (right across the street from the beach). There were chairs and umbrellas to use and enjoy at the beach. The warm pool area on-site was so relaxing. Free parking was easy in - easy out
