Rome, Via di S. Teodoro, 48, 00186 Rim, Latsio, Italiya (in the centre) 🧭 Map
Pros:
- Great location, walking distance to places like Colosseum and Trevi Fountain.
- There's some places to go out and eat around the corner.
- Very friendly staff and we were allowed to check-in a few hours early.
- The breakfast buffet was better than some 5 star hotels I've been to.
- AC controls in the room.
Cons:
- No complimentary water or tea.
Location is perfect, you’re looking directly at the Roman Forum, it’s 8 minutes to the Colosseum, and it’s a short walk to other points of interest in the surrounding area. (Pantheon, Piazza Navona, Trevi Fountain)
Service is exceptional! Beds and hotel are nice and clean. The staff is always available, very helpful at getting taxis, plus the breakfast is delicious.
I plan on staying here in the...
The location of this hotel was perfect. There was a side entrance to the Palestine Hill and colosseum which NEVER had a line. It had an excellent bar with adorable ambiance - twinkling lights and romantic in the garden. The rooms were exceptionally clean. Housekeeping was extremely accommodating. The only thing that I was surprised by was the tiny shower.
Had lovely stay for 2 nights in Rome. Great location, silent, staff was extremely welcoming and took our little one in count by setting a set of toys in our room. Restaurant was romantic garden setup and food tasty and fresh. Recommend to stay here. If aircon is too high you can get it switched off by the reception.
We loved our stay at Hotel Kolbe. We had a family room and it was so spacious and comfortable. The location of the hotel is wonderful. We enjoyed walking out our door to see Ancient Rome right in front of us. We also enjoyed the breakfast: large selection and the food was delicious. Finally, we cannot say enough good things about the staff. They were so friendly and kind, and extremely helpful.
Omar at the front desk was FANTASTIC and especially helpful in navigating ground transportation for our fast and furious stay. While the hallway was pleasant, the AC in our room did not cool as much as we would have liked. We had to call the desk to request the default setting go below 20. There are not adequate surfaces in the bathroom to rest the tray with complimentary soaps or larger toiletry...

Every room detail wisely arranged, breakfast very good! Bus 49 to metro and center of Rome, very convenient!
The rooms are outdated, but it is clean and comfortable. The free breakfast is nice. It is conveniently located 10 minutes' walk from the subway station and has gated parking!
Not a 4 stars hotel! we paid 100 euros extra for a supliment bed for 3 days a little boy of 4y old. We had 2 extra beds, both terrible!! like broken in half. Breakfast was fine. Location of the hotel is a disaster, very dirty and with bad ppl.
Price/quality - adequate. For short-term stay - a great option!)
Super clean, breakfast was great! Staff were so friendly and helpful , close enough to subway , grocery store and pharmacy
I didn't like it very much

Great staff at the front desk. Very upbeat and friendly. Also, the staff was able to handle the chaos in the lobby with ease. Impressive.
However, there is one young girl in the restaurant that seems pretty angry with the world. I felt like an inconvenience to be seated by her or to ask questions of her. No friendly smile. And, she wasn’t nice to the young man that tended the bar area.
Overall,...
I was impressed with the courtesy of the front desk staff, the convenience of the hotel location and comfort of the rooms.
Pictures look nicer than reality. Our bathroom ceiling had a leak and no door. It just had a folding that you were expected to move every time you wanted to access the bathroom.
Room was extremely hot. In November, they can’t put the AC on so we had to sleep with the windows open and it was very loud. The hotel is under renovation.
Staff was kind, but we didn’t sleep much.
The room in the annex building did not match the ones on the site. The furniture had visible stains as well. This is a solid (3) star hotel because of its close proximity to walk to everything but it is not a 4 star property (at least not in its current semi renovated state). Our room was on the 1st floor and it was exceptionally noisy & our bathroom toweled were frayed/damaged. I decided not to focus...
This is a convenient place to stay in Monti, near convenient stores and very good restaurants. (Go around the corner and eat at La Taverna Dei Monti. You won't regret it.) Our room was spacious and comfortable, though the bathroom was a bit dark for a lady trying to do her makeup. It was a nice set up for us as a couple, but a family trying to share with any modesty would be difficult. Italian hotels...
Well located, about a 10 minute walk to Trevi Fountain which has restaurants, and shopping all around it. Staff was great and you can store your luggage if you get there before check in time. They stored ours and had them in our room when we were able to check in. I would recommend this hotel and if I ever go back to Rome I would stay here again. The only thing for some reason if your room is in the...

Very nice hotel. The room was spacious and the staff was wonderful. We only stayed one night and didn't eat there, so I can't comment about that. Also, we went "off season" so the price was competitive. I'm not sure what the numbers would look like at the height of tourist season (but that's an issue everywhere).
Two things to note:
First: If you're seeing the Vatican, this place is optimal. It...
Just finished a two night stay and I wish it had been more. The staff is friendly and efficient. Everyone from Diana, who checked me in and gave me a Diamond upgrade to the room, to the bartenders working the bar and restaurant. The room was clean and updated. The location is perfect if you have any visits to the Vatican planned. It's less than 200 meters from the entrance to the museums. Hope to be...
My wife and I recently stayed at Spring House Hotel, and it exceeded every expectation we had for a stay in Rome. The property itself is outstanding - beautifully designed, extremely comfortable, and clearly very well maintained. Our room was modern, spotless, and thoughtfully appointed, making it a perfect place to recharge after long days exploring the city.
What truly sets this hotel apart, however...
Such a wonderful experience we had here.
Car park on site (€20 a day) which was very helpful.
Most of the staff are very attentive to the cleanliness spot on everywhere.
Strategical positions of the hotel allow you to walk everywhere:
- 15 minutes walk for vatican square
- 30 minutes walk for Navona square
- 45 minutes walk for Colosseum
Easy map can be provided at the reception.

This is my last night of a seven night stay. I wanted to write my review while I can remember everything! This is a fabulous modern hotel! I walked a lot all over Rome and also used the...
From the moment we stepped into the hotel we felt very welcomed.
The staff is amazing here.
Our first time to Rome.
At check in, the clerk gave us a map of Rome and with a highlighter, marked all the main attractions to see. This made our adventure very easy and this was very helpful.

Hotel is in a great location, was happy to be upgraded to a suite which was nice. The room was large and modern. Hotel is noisy with other guests but we are in the city so expected. Would stay again.
The staff are warm and friendly. Ther elevator in the hotel is unique which requires manual closing a good experience. Sephora MAC and Kiki Milano are all nearby
Spanish steps as well. Zara men outlet and many other
Branded goods shops nearby.
The room was spotless, the staff was great and rooms were large. I didn’t like the fact that it was an Amex building at first but that building was better located than the first building
Glenn and Mike were both fantastic at breakfast. Glenn was full of sights and information, and Mike was just spot on pleasant. On our last day after check-out, Fredrico stood with us in the rain until we got a cab to the airport. It was a wonderful stay!
Excellent hotel
Nice room decor, bathroom, comfortable bed and pillows, fast Wi-Fi, close to all the sights, restaurants, and shops, decent breakfasts. The only minor drawback: there are no outlets near the beds, only USB, which is a bit outdated. Many chargers use either a Type-C or a wall outlet, so I had to charge my phone in a different outlet.
Breakfast was great with excellent service staff. Cant remember the name but he was a Filipino guy who has moved to Rome to work. Gave us some good tips of Rome and very knowledgeable. Loved the location right in the heart of Via Del Corso. Only issue was the hot water was not consistent and only works when we turn on the sink tap.

Not professional with how to treat people at all. Location perfect.
My favourite hotel in rome. Best location, service was greatt!!
Good location, but the hotel suffers from a humidity problem. The hallways are unwelcoming, the room isn't soundproofed, and one of the towels had a bloodstain. Furthermore, the breakfast was subpar. I don't understand the generally good reviews; at €250 a night, one clearly expects better.
I didn't expect rooms to be so scarce in Rome on weekends; I could only book this hotel for one night. Room service was excellent; while getting me a towel, we chatted about our countries and cultures. Perfect location to see the historical sights of Rome. Breakfast was fantastic both in variety and location. Three or more restaurants, bars to a meal and drink. Tourist friendly prices, the restaurant manager could not have been more helpful or friendly.
Highly recommended if you are travelling to Rome.
Location is great, walking distance to all luxury shops and the Spanish Steps, great restaurants near by too. Hotel rooms are tiny and some smaller than a cruise ship. We had an amazing stay at the River Palace Hotel! The location was excellent easily accessing all the main Roman sightseeing areas! The biggest positive for this hotel is location. Prati is a quieter neighborhood that is centrally located and full of great, authentic restaurants. We recently stayed at the Orazia Palace Hotel in Rome and overall had a really pleasant experience. The hotel itself is lovely, in a great part of the city, with a very good breakfast and a well-equipped gym.

Best Hotel, friendly staf, clean and beautiful room, good quality breakfast and most important is the location, less than 5 minutes walk to Vatican and lots of good restaurant around. We will deff come back
Just an observation - the key card for the room sometimes becomes inoperable and it needs to be renewed at the reception. It happens more often than what is expected.
During the day, the hotel transforms into a pedestrian street. It's not far from the subway station and very conveniently located near the Vatican. A delicious restaurant is a 10-minute walk away, but the supermarket next door is quite expensive. I recommend buying food and water at the larger supermarket near the subway station.
This stay was our second time at this wonderful hotel! The staff is extraordinary-service still lives in Italy and certainly at this hotel.

Great location, very convenient, and friendly staff. The breakfast wasn't very diverse and was a bit cold, but the view was fantastic.
The service staff at checkout were not very friendly. Many of the room facilities were broken and quite outdated. The breakfast was rather monotonous, and you couldn't even get your own coffee. The service quality varied greatly depending on the staff member.
The location is excellent, and although it's a 40-year-old establishment, the rooms have a more classic design. It's very safe to stay here when traveling alone, and the overall experience is superb.
It was so convenient because it was close to tourist attractions!! I will definitely stay here again when I go to the UK! The London bus also runs there so I didn't have to walk much!
