Location is excellent, services are poor and rooms are not NICE at all.
Exhaust was not working in the bathroom. Telephone/Intercom was not working.
If taking breakfast included beware they have NO breakfast option.
Passages are tiny. Person with decent physic will struggle to get to the room. (Someone with extra weight can’t get inside)
Only good part is they have amazing location.

We booked 5 rooms for 3 nights, but my frienda didnt make it so we checked into two rooms but had to leave after an hour. The photo shown in the listing of another hotel Royal phawadee next to them. The rooms very dirty and there was a stench in both the rooms. Feels like an old hotel built in the 80s now probably serves a purpose for taxi drivers to spend the night. We decided to leave after an hour without cancelling our booking so that the host can get the money. But i forgot my laundry bag full of old clothers. When i went back to collect them the next day the owner demanded 1000 thai bhat, stating i had cancelled the booking. When i showed her the booking for 12,000 that bhat was there and i assured her she'll get thw money and should contact trip.com she howled at me and called me a liar and was hungry to dupe me of 1000 thai bhat. Thai people are very humble and nice. Maybe the owner is greedy and does not spend any money on the maintenance. The hotel is horrible simply horrible. BOOK AT YOUR OWN RISK. NOTHING NICE ABOUT THIS STINKY HOTEL LIKE THEIR OWNER .

I got to my hotel at 2 pm for the check-in. My room was not available until past 8 pm. I was not offered food or water. I was told I was given a room upgrade, but this was only because my initial booked room was unavailable. I hardly spent time in the room, neither did I want to.
The room was very dirty, with hair everywhere, ants, dirt and dust. Things were not cleaned properly. I requested room service as I wanted the place swept properly, the sign was just put back in my room. When their safe malfunctioned, I told the lady at the reception. I waited for her to come up as I needed the items before I left. She shouted at me to go to the room and she would come later.
The lady, who I think was the owner, is friendly, but all in all a horrible experience.

I was staying in this hotel on march 2025 . Very clean and comfortable . Absolutely closest to the beach . If you want to hotel only for rest and shower , it will be more than enough . Everyday was make up service . Also owner of the place very friendly and kind person, we called her “mama” . Thank you for your hospitality .

The hotel left a very mixed impression. On the one hand, quite good service - they tried to solve our problems, helped with the transfer and tickets for the speedboat, there were towels for the beach. But on the other hand - they settled us in a room that did not correspond to the booked category - a smaller square footage and no balcony, but at the same time there was a beautiful view of the garden. On the first night there was a downpour and the roof leaked, as a result, we slept with a basin, because it was dripping from the ceiling. The bed was positioned in such a way that it was impossible to open the refrigerator, it simply blocked it. All complaints were expressed at the reception, they immediately promised to move us, but we had to wait 2 days, because there were no free rooms. 2 days passed and we were moved to another room with a balcony, the room was much better, this is what we booked, BUT ... the air conditioner did not work in it ... we spent the night with a fan, during the next day the air conditioner was fixed. The next 3 days lived without incident. Breakfasts are monotonous, only scrambled eggs or scrambled eggs, and watermelon as fruit.

For 2-3 nights it is quite suitable, there is 7eleven nearby, 5 minutes walk to the sea. The hotel is modest, but everything is clean, breakfasts are standard. The hotel has no territory. With a balcony - overlooking the parking lot, on the green territory of another hotel - no balcony. In general, everything was fine, for several nights. I really liked the location, not far from the center, but in a quiet alley
