Service: Terrible. It felt like they couldn't understand anything I was saying. Cleanliness: The restrooms by the pool were so dirty, I couldn't even look at them. Facilities: Pretty good. Environment: Still comfortable, especially enjoying the breakfast under the Bodhi tree with a gentle breeze – that was really pleasant.

Right before check-in, they offered us an upgrade. The room was originally 5000 THB a night, but we offered 3000 THB and they agreed, so it seems there's room to negotiate. The suite isn't separated into different rooms, it's one large open space. It's a lot bigger, but it doesn't feel as good as having separate areas.

The environment and facilities are great, but the front desk staff and cleaning ladies are a bit slow, so there's usually a long wait.

The breakfast is very poor and monotonous. Only toast, one type of salami, juice, fruit, one way of preparing eggs, which are served in a cold dish. During the last visit they at least arranged sun loungers by the pool.

Staff were really helpful, guiding is bike rentals, salons, food and places recommendations. Bike rental shop was right across the street, as well as convenience stores and restaurants.

The room was spacious and bright, but it lacked basic amenities for guests. Perhaps it hadn't been occupied for a while, as there was dust on the table and chairs, and the air conditioning remote was unreliable. The soundproofing wasn't great either; I could hear the TV from next door all night, which made it hard to sleep.

An absolutely fantastic resort in Chiang Mai! Besides the swimming pool, they also have a library with tons of books and beverages. It's wonderful.

The quad room was a bit cramped, but the double room was just right. You'll hear planes flying overhead at night, but the view is quite nice. It's very close to Nimman Road, within walking distance, so it's a convenient place to stay.
